These are the steps required in building your home, addition, renovation or  new garage. This tool will help us guide you better and giving you a better understanding of the process and production time table .


                                                                                            Production Steps

Step #1

The first step is visiting your home. We will formulate a plan on paper for your vision. ( not required if its a new build)

Step #2

We send the rough plan to the architect or engineer. This step is crucial in obtaining the construction permit needed to commence work. The plan will be on site so the employees can view it. Additionally, a PDF version will be sent to the home owner contractor and the tradesmen.

Step #3

Step three is to submit the building plan to the city. This step is submitted by us directly to the city in question. It can take up to 4 to 6 weeks before the city approves residential plans. Please do not alter any of the plans before approval has been granted as fines may be incurred. Plans may be altered after approval is obtained. Complications setbacks and monetary cost could occur. Please wait after approval , thanks.

Step #4

When the building plan is approved the city will allow the construction to go forward and grant a construction permit. This will be followed by inspections and sub permits (foundation permit, structural permit, electrical and plumbing permit). The inspections are executed by the municipality to ensure safety and the highest quality of work.

Step #5

Step #6

Pouring of concrete foundation forms. These forms will stay on for a week followed by a weeping tile and installation of a foundation skirt.

Step #Framing commences. Framing can take up to 2 weeks to complete all depending on weather and size of the project. This step includes walls, roof, floors, stairs, windows installation, exterior door installation exterior plywood. Inspection is required for this step.

Step #8

Plumbing, electrical and h vac ( ask mark to clarify). Inspection is required for this step.

Step #9

Drywall and mud placement..

Step #10

Paint, trims, doors, ceramics, flooring, cabinets, counter tops, plumbing fixtures, sinks, hood fans and toilets.

Step #11

Landscaping and exterior finishing including siding, gutters, saw fit, parging, garage door, drive way and exterior steps and railings.

Step 12

Final inspection. Once completed, the final project is reviewed with the client and their keys are given to them.
